Welcome

Over the years, Wendy Harrison and her family have lovingly restored Bubbenhall House. Oak beams and a splendid Jacobean staircase are features of the architecture, and spacious ground floor areas include an elegant dining room and a choice of sumptuous lounges. The surrounding woods are carpeted with bluebells in the spring and are home to one of only two dormouse sanctuaries in England.

The house is located in the heart of Warwickshire, between Royal Leamington Spa and Coventry, ideal for Warwick, Kenilworth, the NEC, Stoneleigh Park and Centrex (Police Training). Read our directions >>

As well as offering fantastic food, comfort and rural English countryside, the house is a much loved home for Wendy and her family and offers the high standards of an AA 4 diamond accredited Bed and Breakfast.

The house

The house is set in five acres of ancient woodland and is home to a wonderful array of local flora and fauna. Visitors to the gardens include badgers, Muntjac deer, foxes, rabbits, squirrels, owls and woodpeckers. The best time to see these creatures is early in the morning from the comfort of the dining room at the rear of the house. This has the added attraction of a hearty English breakfast!

In addition, to the beautiful Woodland setting, Bubbenhall House offers a championship surface hard tennis court and parking for plenty of cars. Complimentary parking is available to guests using Coventry airport.

Our bedrooms are non-smoking.

Ryton Country Park is on our doorstep and provides an enjoyable place to walk.

The rooms


The large en-suite bedrooms are equipped with colour televisions (some with DVD or video), hairdryers and hospitality trays. Each room has its own individual character and views out across the stunning gardens and woodland at Bubbenhall House.

Pricing for bed and breakfast:
Single occupancy of rooms are £50 per room per night
Twin or double rooms are £70 per room per night
Children under 2 are free, under 12 half price
These prices include a full English breakfast. Payment is by cheque or cash, we currently do not accept credit cards.

We are Pet friendly and have 2 resident pets, Zippy a black Labrador bitch and Kitty (sometimes called Killer) our cat.

Dining

From a hearty, full English breakfasts to delicious warming dinners, at Bubbenhall House you can expect fantastic, home-cooked meals to delight every taste bud.

Champagne breakfast is also available, as is continental breakfast served in your room.

We are delighted to offer dinner to order, you may wish to do this at the time of reservation. As we do not hold a drinks licence, guests are invited to 'bring a bottle'.

Our art room


We have converted one of our lounges into a gallery space, allowing local artists to feature pieces of their work. This brings Bubbenhall House closer to the local community, and it gives our residents the opportunity to really enjoy the house during their stay with us, as well as taking advantage of our beautiful gardens.

How to find us by car

Travelling from the M6

Exit the M6 at junction 2 and join the A46 southbound, signposted Warwick. Follow the signs for A46 Warwick, continue over 3 smaller roundabouts until you reach a major roundabout, signposted A45 Birmingham to the right and A45 (M45, M1) London to the left. Take the first exit left, towards London (Texaco garage on the left) and exit at the slip road, signposted A423 Southam. Go straight over the roundabout (past the entrance to the Peugeot/Citroen plant). Continue to the next roundabout where you turn right onto the A445 towards Leamington Spa. Continue on this road, past the Police Training College on the left, for approx 2 miles. The road will dip (entrance to Ryton Pools on the left). Approx 20-30 metres after the road rises, take the sharp turning on the left. This is a single track road and signed as a dead end. This is Paget's Lane.

Follow the lane until you come to a fork in the road. Take the right fork which is marked as a Private Road, past the Hunters Moon. Here you will encounter the first of 4 speed bumps. Be warned, they are not too visible and quite severe so take care. After the 4th speed bump, turn right into the driveway of Bubbenhall House. Continue to the end of the drive, parking is available to the right of the house.

Travelling from the M1 Junction 21

Exit the M1 at Junction 21. Take the M69 southbound, exit at the junction with the M6 (Junction 2). Follow above directions, "From the M6".

From M1 Junction 19

Exit the M1 at Junction 19. Take the M6 west, towards Birmingham and exit at junction 2. Follow above directions, "From the M6".

From M1 Junction 17
Exit the M1 at Junction 17. Join the M45 towards Coventry and Birmingham. At the end of the motorway, follow the A45. After the 3rd roundabout, take the sharp left turn to A445 Ryton and Leamington Spa. Continue through Ryton, over a mini-roundabout. At the next roundabout (Connexions Sports Centre on the left), go straight over on the A445 towards Leamington Spa.

Continue on this road, past the Police Training College on the left, for approx 2 miles. The road will dip (entrance to Ryton Pools on the left). Approx 20-30 metres after the road rises take the sharp turning on the left. This is a single track road and signed as a dead end. This is Paget's Lane.

From the M42 Junction 6

Exit the M42 at Junction 6. Join the A45 towards Coventry. Continue along the A45. You will go through several sets of traffic lights (Blockbuster, Sainsburys to the left). Continue over the next roundabout and through several sets of traffic lights. Go straight over at the next roundabout (BP Garage on the right) until you get to a major roundabout (Tollbar island). Go straight over this roundabout, following the signs for A45 (M45, M1) London (Texaco garage on the left).

How to find us by train

Coventry Station is on the mainline from London Euston to Birmingham. The station is 8 miles from the house. Public transport is limited to Bubbenhall so a taxi will be necessary. Should cost between £10 and £12.

Leamington Spa Station is on the London Marylebone to Birmingham line. The station is also 8 miles from the house. Public transport is limited to Bubbenhall so a taxi will be necessary. Should cost between £10 and £12.

Airports

Birmingham International is 20 miles from the house. A taxi will cost approximately £25.

Coventry Airport is 3 miles from the house. A taxi will cost approximately £5.

Cancellations
In the event of a no show or a cancellation with less than 24 hours notice prior to the date of arrival, an amount equivalent to 100% of the total booking will be charged.

Children
Children over the age of 12 are charged as adults.
Children under the age of 12 using an 'extra bed' are charged at £10
Children under the age of 2 are free. Travel cot available.
